Property trustees: a regulated trade

In Austria, estate agents, property managers and developers need a trade licence with a certificate of competence.

Trade of property trustees
The trade of property trustees (Immobilientreuhänder) is regulated (§ 94 no. 35 GewO) and covers the activities of estate agents, property managers and developers (§ 117(1) GewO).
GISA
Whether a business holds the licence can be checked individually via the GISA search. The GISA number identifies the licence, not the business.
Letting of own property
Businesses letting their own property are in class 68.20. Whether they hold a trade licence depends on the type and scope of their activity, so they cannot all be found among the property trustees in GISA.

Agent, manager or landlord: the class decides

Class 68.20 is large and mixed: besides housing companies it contains many businesses holding just one or a few properties. If you serve property managers, ask specifically for 68.32.

A property trustee can be both agent and manager. In the statistics it appears under its main activity only.

Marketing emails and sales calls to agents and managers require prior consent (§ 174 TKG 2021). A letter is suitable for a first approach.
